I’m extremely educated and have taken many classes to master marketing through social media by creating paid/sponsored facebook and Instagram ads that strategically target specific demographic audiences based on the consumer’s interest, making it possible to find buyers for your home quicker and more efficiently than other Realtors.. Social media is the ultimate marketing platform of this day and age and being ahead of the curve gives my clients such a huge advantage when it comes to me listing and ultimately getting homes SOLD… I pre-market as well before your home even goes on the market making it possible to get it under contract before it even hits the MLS.
The first impression a buyer has of a home is a lasting one!! That is why I always use one of Florida’s most sought-after residential photographers for every one of my listings. Pictures are one of the most important if not the most important part of marketing a home! It’s what gets the buyer to stop, look, and make the appoint to view the home… Matterport tours are another huge game changer in today’s real estate world.. This camera makes it possible to make a virtual 3D tour of the home making it possible for a buyer to know exactly what the home and layout is before actually viewing the house in person.. This is a great tool for out of state or foreign buyers because they are able to see every detail of the home without ever even stepping inside. Aerial photographs and high definition video tours are also a must and something I do to make sure my listings stand out from all the competition. When first meeting a client who is interested in listing their home I prepare a CMA (Comparable Market Analysis) to establish the homes current market value. I pull comparable homes similar to how an appraiser determines the value which gives the seller a great idea of their homes current value. Once I list a home I will send out JUST LISTED postcards to all surrounding neighbors. I can assure my clients that I don’t do what 99% of Realtors do, which is put a sign in the yard, place the home on MLS and pray it sells. I work a lot harder for my clients by also prospecting daily for buyers and I always stay updated and educated on current market trends and price watch daily. Communication is key and absolutely necessary with each and every one of my clients.. I am always available to speak with and update them on anything that goes on during the home selling process.
